{"id":24882,"date":"2022-06-10T13:44:19","date_gmt":"2022-06-10T16:44:19","guid":{"rendered":"https:\/\/www.chmafm.com\/welcome\/?p=24882"},"modified":"2022-06-10T13:44:25","modified_gmt":"2022-06-10T16:44:25","slug":"lafford-plans-to-meet-or-eliminate-housing-need-within-two-years","status":"publish","type":"post","link":"https:\/\/www.chmafm.com\/welcome\/lafford-plans-to-meet-or-eliminate-housing-need-within-two-years\/","title":{"rendered":"Lafford plans to &#8216;meet or eliminate&#8217; housing need within two years"},"content":{"rendered":"\n<figure class=\"wp-block-image aligncenter size-full\"><a href=\"https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2020\/09\/Screen-Shot-2020-09-07-at-5.46.41-PM.png\"><img fetchpriority=\"high\" decoding=\"async\" width=\"581\" height=\"388\" sizes=\"(max-width: 581px) 100vw, 581px\" src=\"https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2020\/09\/Screen-Shot-2020-09-07-at-5.46.41-PM.png\" alt=\"\" class=\"wp-image-5573\" srcset=\"https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2020\/09\/Screen-Shot-2020-09-07-at-5.46.41-PM.png 581w, https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2020\/09\/Screen-Shot-2020-09-07-at-5.46.41-PM-300x200.png 300w, https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2020\/09\/Screen-Shot-2020-09-07-at-5.46.41-PM-391x260.png 391w\" \/><\/a><figcaption>John Lafford, photo: laffordrealty.com<\/figcaption><\/figure>\n\n\n\n<p>The rental housing market just keeps getting tighter in Sackville, and a local developer says it will be a year or two before his company is able to build new units to alleviate that.<\/p>\n\n\n\n<p>John Lafford\u2019s company is busy with a large project in downtown Moncton, but says that his next priority is a project in Sackville, at one of three properties he owns: a large parcel at the end of Wright St, the newly acquired historic building at 131 Main, or a newly vacant lot at 56 Main, beside the old fire hall and current Kookie Kutter.<\/p>\n\n\n\n<p>On Thursday, an apartment building at 56 Main Street was torn down, with the previous tenants having been evicted earlier in the spring.<\/p>\n\n\n\n<p>CHMA caught up with the site\u2019s owner, John Lafford, to find out what the future holds for his properties.<\/p>\n\n\n\n<p><strong><em>Listen to that interview here:<\/em><\/strong><\/p>\n\n\n\n<figure class=\"wp-block-audio\"><audio controls src=\"https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2022\/06\/CHMA-June-10-2022-Lafford.mp3\"><\/audio><\/figure>\n\n\n\n<p>Lafford says he has no immediate plans for the property at 56 Main.<\/p>\n\n\n\n<p>\u201cThat building has been kind of in distress for a lot of years,\u201d he says, adding that the timing worked out for the demolition to happen this week. \u201cIt&#8217;s going to be a great site for a mixed use apartment building, but just I don&#8217;t know when. We have nothing designed yet.\u201d<\/p>\n\n\n\n<p>The mixed use zoning of that portion of Main Street means the new building will include street level retail as well as residential apartments, says Lafford.<\/p>\n\n\n\n<p>Another property recently acquired by Lafford is not zoned for residential development, even though the previous owner applied to have that changed. 131 Main Street has been a controversial property in the past 10 years. Back in 2014, Sackville town council rejected then-owner Gordon Beal\u2019s request to rezone the property for multi-unit residential. Part of Beal\u2019s plan included an additional building near the back of the property which backs onto a Mount Allison field, and then the Waterfowl Park.<\/p>\n\n\n\n<p>Then<a href=\"https:\/\/www.chmafm.com\/welcome\/tenants-gone-from-131-main-after-court-order-to-evict\/\" target=\"_blank\" rel=\"noreferrer noopener\"> in February 2021, a number of people were evicted <\/a>from the building after a legal battle between Beal and the town over improper zoning and safety issues with the apartments he was renting.<\/p>\n\n\n\n<figure class=\"wp-block-image aligncenter size-large is-resized\"><a href=\"https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2022\/06\/Screen-Shot-2022-06-10-at-1.38.47-PM.png\"><img decoding=\"async\" sizes=\"(max-width: 921px) 100vw, 921px\" src=\"https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2022\/06\/Screen-Shot-2022-06-10-at-1.38.47-PM-921x1024.png\" alt=\"\" class=\"wp-image-24884\" width=\"508\" height=\"564\" srcset=\"https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2022\/06\/Screen-Shot-2022-06-10-at-1.38.47-PM-921x1024.png 921w, https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2022\/06\/Screen-Shot-2022-06-10-at-1.38.47-PM-270x300.png 270w, https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2022\/06\/Screen-Shot-2022-06-10-at-1.38.47-PM-768x854.png 768w, https:\/\/www.chmafm.com\/welcome\/wp-content\/uploads\/2022\/06\/Screen-Shot-2022-06-10-at-1.38.47-PM.png 1180w\" \/><\/a><figcaption>Zoning map of Main Street and surrounding areas.  Red is institutional, yellow is mixed use, blue is urban residential, and light brown is residential-historic-commercial. <\/figcaption><\/figure>\n\n\n\n<p>Lafford says his long term vision for the historic 131 Main includes possible residential development, and plans for a boutique hotel. \u201cThat\u2019s what I thought the building would do well at,\u201d says Lafford.<\/p>\n\n\n\n<p>He also thinks residential development on the property makes sense, given its location. \u201cIt\u2019s a great residential area. It&#8217;s in a perfect location to have residents live there and be close to downtown.\u201d<\/p>\n\n\n\n<p>\u201cIt&#8217;s a beautiful property,\u201d says Lafford. \u201cI\u2019ve lived here my whole life, so when I saw it up for sale, I thought maybe that would be something that we should be looking at.\u201d<\/p>\n\n\n\n<p>The third possible development spot for Lafford is at the end of Wright Street, behind Foodland and the liquor store. Lafford says he owns 26 acres there that will become a residential area featuring single-level garden homes for rent.  <\/p>\n\n\n\n<p>\u201cBut we need a road to that, right?,\u201d says Lafford. \u201cRight now, there&#8217;s no road that crosses that ravine, and all the other developments that we have, have roads to them. So, I&#8217;m working with the town to try and partner on a road.\u201d<\/p>\n\n\n\n<p>Lafford says that within one to two years, his company will have a development underway in Sackville. \u201cAnd it&#8217;ll have some scale to it as well,\u201d says Lafford. \u201cIt will meet or eliminate the need.\u201d<\/p>\n\n\n\n<p>\u201cIf there&#8217;s a need and you have land and you&#8217;re a builder, you should build there,\u201d he says. \u201cSackville is our home and we&#8217;ve done a lot of development [here].
