Detail from Plan 360 report to Tantramar council.<br><br><\/figcaption><\/figure>\n\n\n\n<p class=\"wp-block-paragraph\">UPDATED December 18, 2024<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Planning changes that will make way for major residential developments in Sackville were finalized on Monday afternoon by Tantramar council.  <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">At a special meeting on Monday, Tantramar council gave third and final reading to: <\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>A rezoning on Fairfield Road to allow for a <a href=\"https:\/\/www.chmafm.com\/welcome\/freshwinds-refines-its-pitch-and-waits-for-second-round-of-federal-co-op-housing-fund\/\">62-unit village style development by the Freshwinds<\/a> Eco-Village Housing Cooperative; and<\/li>\n\n\n\n<li>An increase to the maximum allowable building height in the downtown Sackville business district which will make way for a <a href=\"https:\/\/www.chmafm.com\/welcome\/lafford-defends-7-storey-york-st-project-after-concerns-raised-at-public-hearing-on-height-limits\/\">seven-storey residential building on York Street<\/a> proposed by John Lafford and Mike Wilson.<\/li>\n<\/ul>\n\n\n\n<div style=\"height:33px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<div style=\"height:34px\" aria-hidden=\"true\" class=\"wp-block-spacer\"><\/div>\n\n\n\n<p class=\"wp-block-paragraph\">Meanwhile some other planning amendments and requests are working their way through the system:<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">MAKING WAY FOR SMALLER HOMES<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">An amendment to allow for varied dimensions in Sackville\u2019s minimum residential building size will go before the <a href=\"https:\/\/plan360.ca\/meetings\/se-prac-meeting-2024-12-18\">Southeast Planning Review and Adjustment Committee on December 18<\/a>. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The current rules require buildings to be a minimum of 20 feet by 20 feet, which has <a href=\"https:\/\/www.chmafm.com\/welcome\/dwelling-size-rule-creates-unnecessary-bottleneck-for-one-sackville-womans-housing-solution-2\/\">stymied plans for a Sackville woman to install a small rectangular prebuilt home on her property<\/a> in a timely manner. <\/p>\n\n\n\n<p class=\"wp-block-paragraph\">After the Southeast PRAC, the amendment will come back to Tantramar council for a public hearing and then three readings by council.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">KIRK STREET UP-ZONING<\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">A new owner of two properties on Kirk Street in Sackville has applied to up-zone the properties to R2, in order to make way for a 5-unit rowhouse development. His proposal includes a plan to add a five unit townhouse style building, which would bring the total units on the property to 11.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">Councillors approved sending the proposal to their meeting on November 12, but before coming back to council the application was paused, according to Plan 360 planner Jenna Stewart.
